1. Choose Your Agent.

Before going down the path of selling your home, it is important to choose your agent early on. This will help ensure that you have a plan in place and don’t take any detours that won’t ultimately benefit you. You should start by making a list of what is important to you in an agent. What are your goals and how can your agent help you get there. You should start by interviewing a recommended agent or agents. At this time, the agent should walk through your home with you and provide an initial consultation. You can sit down together and go through your list of questions.

2. Goals & Financial Objectives

It’s time to make sure you can meet your goals and objectives by determining the value of your home and looking at the current market conditions.

3. Sign Listing Paperwork

Now that you are confident that you are ready to move forward, you will need to sign listing paperwork. Signature platforms may be used and the process will begin.  Special instructions apply if your home I owned in a trust.

4. Home Preparation

Learn the 5 categories of home preparation, from Maintenance to staging and everything in between. It is important to focus on the things that really count when selling.

5. Disclosures

There are disclosure documents that are legally required by the State of Oregon or other governmental bodies such as HUD, EPA & DEQ.  You will want to make sure you have all of your “T”s crossed and “I”s dotted to protect yourself.

6. Features, Benefits & Details

It is important to identify and list out the features and benefits of your home. Your agent can come up with a great list, but your input as a homeowner is invaluable.  

7. Marketing Implementation

There are many components to a great marketing plan starting with photo, drone, walk through video, website etc.  Launching your listing for maximum impact is an art in itself.

8. Prepare for Showings

Once we get buyers to be so interested that they want to come take a look in person, it is imperitive that your house is warm and inviting. This involves making it appealing to each of the senses.

9. Reviewing Offers

Once you receive offers, it is important to carefully read through all parts of the contract and accept an offer that is not only a high price, but that all of the other terms are acceptable, and the buyer can demonstrate their ability to close. 

10. Sale Pending

Once you are in “sale pending” status, or under contract, you will have entered the period of time when you’ve come to agreement, in writing, with a buyer and a myriad of things are happening. 

11. Closing Process
